About Us

1974

Kaine Telford, an Australian Chemical Engineer, invented KOTO system and commenced developing building systems.

1995-2012

Kaine Telford patented and registered designs. Formulating, engineering, continual testing and certification became his life mission for the next 38 years, continually improving his building
systems and research without outside assistance.

2004

The inventor completed a number of humanitarian
projects throughout South-East Asia.

2006

Up-market building systems funded low cost and
‘humanitarian housing. Attention was focused on Asia and Africa.

2010

The inventor joint ventured with IRIS Corporation Berhad of Malaysia. All wanted to “Make A Difference” and alleviate poverty. Recognized from practically every government department, the Prime Minister of Malaysia who genuinely desired to improve the life of his people fully supported

KOTO has since then ventured into a number of countries all with an agenda to alleviate poverty while running a parallel of commercial projects for other markets.

IRIS KOTO joint venture was divested and now under new management with the inventor’s partner.

Structural engineering

Our building system is made up of a series of vertical reinforced concrete cores, connected top and bottom to horizontal reinforced beams.

Depending on the application, the system can alternatively act as load-bearing construction, shear wall construction, or column and beam construction, simply by varying the spacing of the vertical reinforced cores. For houses where there are minimal vertical or horizontal forces, the system is designed as if it is Column and Beam.

For high-rise construction, the system is designed as a combination of load-bearing walls (for building loads) and shear wall construction (for wind and earthquake loads).

The reinforced cores are designed as:

  1. Compression members for vertical load. 

  2. Simply supported beams for horizontal face loads on the wall.

  3. In combination with the horizontal beams, designed in a similar way to a Vierendeel truss for racking forces.

K-Pod Floor Slabs

K-Pod raft slab foundations offer ease and speed of installation. A rock solid network of beams connects to a thickened perimeter edge beam, which reinforces the steel, and achieves overall excellent performance.

Light Dead Weight

Conventional concrete column and beam construction with plastered brick infill weighs around 346kg per square meter, while our KOTO IBS structures only weigh around 144kg per square meter when fully constructed with boreholes filled. Pre-construction weight for KOTO IBS panel is 22kg per square meter

IBS Panel Modules

As windows are commonly set at 900mm above the floor slab, the KOTO IBS panels are ideal for rapid wall and window installation because KOTO IBS panels come with heights of either 600mm, 900mm or 1200mm.

Design Flexibility

The flexible choice of KOTO products allow for design in earthquake zones up to Earthquake Zone 3, and in areas that experience cyclonic wind-speeds of up to 30 to 35 metres per second.

Our KOTO mineral bonding paste is environmentally friendly, with extraordinary permanent bonding power. It can be used to bond starter bars into concrete floor slabs, metal stiffeners into floor decks, timber into a substrate, and more.

General Conditions.

How the KOTO system functions in all sorts of scenarios:

The KOTO system is an incredibly versatile lightweight system that can be mounted on traditional raft slabs, strip footings, screw piles, concrete piles or, where bad soil conditions occur, on Koto K-Pod raft foundations. It features options for both high impact resistance and excellent security.

Now, 150mm and 200mm wide forms are considered industry standard, however, any size form can be manufactured in our facilities to suit the most adverse requirements or conditions, whether it be freezing, severe high temperatures, or cyclonic wind-speeds. These insulated permanent forms have pre-moulded core holes and bond-beams, ready for easy placement of reinforcing steel and concrete to connect the thickened ground edge-beam via the engineered multiple columns to the top bond-beam, herein providing a diaphragm shear wall system. All other core holes left open are ideal for inserting computer cables, electrical, plumbing and air-conditioner pipes.

 

For maximum flexibility and convenience, the Intergrated Building System is used on both low cost housing, upscale housing and regional architectural designs with the only differentiating feature being the finishes and exterior wall clapping of the architect choice.

KOTO has designed the system such that no fixings are required (where a builder may neglect/forget to install fixings correctly), adding to the speed of construction, without sacrificing quality and performance. The Koto 8 K-Block Forms arrive on site complete with a permanently bonded, smooth, composite reinforced finish that takes very little top-coat finishing to suit the architects’ vision and specifications.

Special Conditions

How the KOTO system functions in all sorts of special scenarios, even in the most adverse conditions

The KOTO 8 system has an astounding number of remarkable engineering options available. For example – in war zones, Koto 8 walling can be made to be bullet proof, and specifically designed to prohibit trucks from forcefully trying to ram into homes. The correct configuration of K-Blocks can even be made to handle severe high cyclonic wind conditions.

Additional insulation (if required) can be factory made and fitted to suit any environment. Curved and unusual elements are computer generated but are generally laid up by hand. Detailing can be provided at an additional cost, however, all contractors who use the Koto system report that, due to the design and ease of installation, they prefer to make minor site adjustments themselves if required.

No. KOTO IBS panels weigh about 22 KG per square meter and can easily be lifted by regular construction workers to assemble the house.

No. KOTO IBS panels come fully coated on both sides with 5mm thick coating, ready to be skim coated and painted on or apply tiles or stones using regular industrial glue or cement mix.

Yes, KOTO IBS panels are made from fire retardant EPS (non-combustible) and coated on both sides with a mixer of cement, sand, polymer based glue, fiber mesh and some minerals that could withstand high levels of fire exposure.

Yes. The most recent fire test of KOTO IBS panels was conducted by SIRIM of Malaysia using British Standards, where a 3 meter by 3 meter KOTO IBS wall was exposed to over 1000 degrees Celsius fire in a controlled environment and the results showed that the inner EPS core stayed intact until 77 minutes after exposure and the overall integrity of KOTO wall was maintained after 120 minutes and even after the splash of water from fire hose. These test certificates can be provided up to request.

The average thermal advantage you get from a house built from KOTO panels is between 5 to 6 degrees Celsius in hot equatorial/tropical countries, where the inside stays cooler than the outside, and much much more in colder climate countries where the inside stays warmer than the outside. The key to this advantage is the use of EPS in KOTO IBS panels, where all concrete is insulated at all spots with EPS creating a barrier, therefore no opportunity for heat to escape or intrude between inside and outside.

KOTO also provides its own Joint Paste which is used to fill in the gaps between KOTO IBS panels. This process is very easy and it ensures the gapes/joints are permanently sealed ensuring water and air proofing.

You just share your floor plan with KOTO team and KOTO team will estimate the quantity of KOTO products that you need for your house, give you a quotation to consider and then either introduce a contractor to you to build your house as long as you are in a country where KOTO has an operation or we train your contractor on how to build your house using KOTO products through all available resources such as training manuals, videos and such.
